  About Lehman's Zoning Trilogy

Welcome to the Zoning Trilogy. This site is intended to act as a resource for planners, lawyers and any others involved in the preparation of zoning by-laws and ordinances by providing useful and practical information. The definitions, provisions and diagrams on the site are drawn for an ever expanding variety of sources. Originally collated, edited and refined from by-laws and ordinances of over 400 municipalities in Canada and the United States, the site grows daily with users submitting new and relevant information. All submissions are edited to make them as universal as possible and in a consistent formal.

The definitions, provisions and diagrams on this site have been, and continue to be selected on the basis of several criteria. First and foremost, the broadest range of relevant zoning terms, regulations and diagrams has been provided. It should be noted, particularly in the definitions section that there is usually more than one definition provided so the user has a choice to best suit their circumstances.

The second criteria is that the definitions and provisions provided make sense. That is they are easy to read, logical and provide more than just examples or numbers. The third criteria is that the information will provide assistance in the administration of zoning. Definitions which consisted mainly of regulations were rewritten in a proper format as regulation.

Often there are several definitions provided for the same term, similarly several provisions dealing with the same issues can be found in some cases. The intent is to create a range of choice for the user. The definitions for the same term vary in level of detail and therefore the degree of discretion to be exercised by the municipality. In addition, the definitions may have a slightly different intent as expressed through the wording or, alternatively may simply be a more elegant way of expressing a definition that would, as a result be more in context with one By-law than another.

Our commitment is to provide a resource that is up-to-date, comprehensive and easy to use. Our subscribers are our best resource and we look to you for critical comments, practical suggestions and new definitions/provisions/diagrams to expand the site. Credit will be given for all submissions that are used.
