Bob- thanks for this. Parking is an issue where the fitness centre (which has located into the building without permission) is now, however they will move to another section of the building, closer to the parking lot (ironically the people using the fitness centre want to park as close to the door as possible!) so I think that issue will be dealt with. Plus I am in a small municipality, so the volume is not the same as it will be in a large city. My concern is as you stated, accepting a skate board park as a permitted use which doesn't conform to OP policies. Thanks for the site (I'm assuming that the L is for "Lehman"), it was already helpful, in that I found a definition for skate board park!

I agree with Brandon, although experience has been limited to one property owner using one, which was painted a nice dark green to blend, and located in rear yard, so not visible from street, considered as accessory building which required building permit and to meet zbl regs.

QUESTION:
I have a fitness centre wanting to locate in an industrial building (many tennants) and the Official Plan supports accessory uses such as restaraunts and day cares, so I feel fitness centre could also fit (see lots of them in industrial areas). However, they would also like to run an indoor skate board park as part of the fitness centre. Any opinions on whether this is appropriate ?
